The basics

Income
Everyone on the lease together earns at least 2.5× the monthly rent (before taxes).
Work history
Six months of steady employment.
Documents
Photo ID, your 4 most recent pay stubs, and your last 3 bank statements for the account your pay goes into.
Rental history
Six months of verifiable rental history in the past 12. A ledger from your landlord is the fastest way.

Common situations

I’m a student, or I don’t have a job right now
With a guarantorYou can qualify with a guarantor who earns at least 4× the monthly rent, completes an application and provides the same documents. You’ll provide statements showing all your income sources.
I just started a new job
Usually yesSend a written offer letter on company letterhead, dated within the last 30 days, showing your start date, salary and whether it’s full- or part-time. If you were working somewhere else right before, pay stubs from that job help show six months of steady employment.
I’ve been at my job less than six months
Usually yesIf you worked somewhere else right before, send pay stubs from that job too, or at least the last one. Together they can make up the six months.
I’m self-employed, retired or on disability
YesProvide last year’s tax return, or a statement from your CPA verifying your income, plus proof of self-employment, retirement or disability.
My income alone isn’t 2.5× the rent
OptionsIncome from everyone on the lease counts together; one roommate can earn half and the other half. Or add a guarantor who earns at least 4× the rent.
I’ve never rented before, or I have no credit history
PossiblyYou may still qualify, with an extra non-refundable risk fee. Mortgage history from the past 12 months counts as rental history.
I have an eviction, or I owe a past landlord money
Within 3 years: noAn eviction, a skip, or money owed to a landlord within the last three years means the application will be denied. A guarantor or extra deposit can’t change that. Older than three years: ask us.
I have a bankruptcy or foreclosure
DependsWithin the last two years, it may be declined. Older than two years: ask us.
I have a criminal record
DependsIt depends on the type of conviction and how long ago it was. See the look-back table in the full rental criteria, or ask us privately before you apply.
How many people can live in the apartment?
One bedroom: two people. Two bedroom: four people. Each can add an infant up to 18 months old. Everyone 18 or older who will live here applies and signs the lease.

What it costs to apply and move in

Application fee $50 per adult applicant, non-refundable, by credit card
Administrative fee $300, due at approval
Monthly, in addition to rent Trash $20 · Pest control $5 · Water, billed monthly by occupancy and square footage
Depending on screening An approval fee and/or an additional security deposit may apply
